For Joe and Carol Daniels, real estate is their passion. It’s what gets them going in the morning. This is evident from the enthusiasm with which they approach the business, working hard for their clients to provide the finest real estate service possible. Even though The Daniels Team sells a lot of homes every year, they make every effort to ensure that your family is comfortable and confident through the entire home-selling and home-buying process. They’ve joined forces to create a family business that truly understand that real estate is a family business. It is all about helping families.
 
Carol and Joe are both born and raised in Delaware. They have been married for over 20 years, have 3 wonderful sons and 9 grandchildren. Although they have a blended family, they are proud to say the only “steps” in their family is the two steps to enter the front door. In raising their 3 sons, it was always about the family – their family.
 
In 1992, Carol decided to have a career change after 20 faithful years in the Federal Government. So, at the age of 40, she quit her job as a Contract Specialist for the VA Hospital and became a full time realtor in Delaware. She has since become one of the Top Realtors in Delaware. The secret of her success has always been her passion and enthusiasm for the business. Her enthusiasm was certainly contagious, because in 1997, after proudly serving 33 years in the Delaware Air National Guard, Joe retired and joined Carol as a buyer specialist and agent partner. 
 
After working with mega agent modeled companies, Carol and Joe wanted to focus on a more personalized business.  A business where sellers and buyers experience a more "hands on" commitment with their realtor and the company they chose to work with.  The idea is to create a team of “grand masters” each focusing on his/her own particular area of expertise. So, the Daniels opened their own brokerage firm, Creative Choice Realty.  Creative Choice Realty is a "boutique" style company offering a Menu of Services and various plans including a FLAT FEE Plan.  “We believe in allowing individuals to work with their God given strengths and gifts. So, even though we are all cross-trained for every position in the Daniels Team, we have our “specialty areas” that we concentrate on.
 
The Daniels enjoy working and playing together. Carol loves having everyone over for the holidays and always goes overboard on the celebrations. As much as the Daniels value family, they also value their clientele. Even though the Daniels Team sells many many homes each year, they know the importance of each family’s needs. Carol and Joe and team make every effort to ensure that every family is comfortable and confident throughout the entire real estate process. They truly understand that real estate is a family business ….     Carol has been a top agent successfully selling real estate in the Delaware area since 1992. Carol's area of expertise is residential sales....specifically in CLOSING them, not just listing them!  Carol entered the real estate profession when interest rates were 9% and more and homeowners were writing checks at the closing table to satisfy mortgage liens.  She has experienced every type of market and because of that her skills in marketing and getting homes SOLD are impecible.  Previous to real estate, Carol was a Federal worker for 20 years, the majority of those 20 years, she was a Contract Specialist and Buyer for the VA Hospital in Elsmere, Delaware.  Carol is highly trained in Contract Negotiations and Contract Management.  She is a graduate of Howard Brinton's Star Power Listing Specialization University & Team University and an active member of Star Power, a networking & educational group of the top realtors in the United States, Australia, Virgin Islands, and Canada. She has completed and held her accreditation as a Accredited Buyer Specialist and Senior Real Estate Specialist and an active member of the Women's Council of Realtors. Carol has enjoyed married life with Joe, her husband for over 20 years.  They have 3 children and 11 grandchildren. Carol has a deep love for God. She enjoys her home in Milton, Delaware and loves spending her free time traveling, dancing, camping, fishing and her family.    She has a Shitz-a-Poo, named LuLu who steals everyone's heart.  When you meet and work with Carol, you will quickly realize she is passionate about her business and enjoys helping people.  You definitely want Carol Succarotte Daniels working for you when selling or buying a home.

    Joe is both Carol's husband and a licensed agent.  Joe has earned his Accredited Buyer Representation designation (ABR) and has worked exclusively with buyer clients since he became a full time realtor in 1998. Joe has a gift of being able to meet a person and after counseling them in the home buying process develop a keen understanding of his client's needs and concerns.  His past experience as a plumber, pipe fitter, welder, carpenter, not to mention his 30 years as a homeowner who has done every aspect of building and remodeling has proven to be extremely helpful to his clients.  He has an in-depth knowledge and understanding of various trades which helps his clients to understand the various inspections and results on their home.  Joe is a graduate of the real estate industry's top mentor and trainer, Howard Brinton, Accredited Buyer University Course and Team Training Course.  Joe has been a long time member of Howard Brinton's Star Power Program.  This training has made Joe a master of contract negotiations and management.  He strategically positions his buyers to successfully obtain the home they love.  His attention to details comes from his 33 years he served in the Air National Guard.  Joe is very detail oriented which makes managing contracts and deadlines easy for him.  Joe is a multi-facetted person and has many interests and talents.     Mario has been selling/buying/investing and managing real estate since 1999. Mario’s area of expertise is real estate investing, throughout his career he has been involved in many faces of real estate from buying, selling, rehabbing, flipping, managing and other creative areas of real estate. Since Mario manages his own properties, he understands the investor’s mind and is able to help them in any difficult situation whether it is assessing a property for CASH FLOW or getting the right CAP rate for selling or buying.

    When it comes to making a “deal” Mario is an expert in structuring deals, Mario is not the average realtor who can only sell/buy one way; he knows a variety of ways to structure a deal, from seller finance to lease options. These techniques are very life saving in a market like this one when there may not be enough equity, or the lending institutions are not as flexible as before.

    Mario believes that everyone should own at least one rental property on their life time, this will make a huge difference on your retirement , most of the people own their home when they retire but they can’t sell it and enjoy the fruit of their hard labor because they need a place to live; but if you have an additional property you could sell it and see the retirement from a different point.

    Mario currently resides in Elsmere, DE with his wife and three children: Kamila 12, Rudy 5, and Karina 4. Kamila will be attending AI Middle School, Rudy will be attending Odessy Charter School, and Karina attends Raising Stars pre-school. They love the summer time because they get to play outside with their friends.
